Listening to media pundits the end has already come and there is little hope for any positive news anytime soon. The latest panic and depression forecast is due in large part to the government programs that expired the end of June. Anytime there are taxpayer subsidies offered, "free money", the markets will be artificially propped up only to resume their natural levels once the incentives are no longer available.

The real estate market is still very active in Wilson County. In August we averaged 1279 residential listings with an average list price of $281,863. There were 112 homes that closed for an average sales price of $208,839 (96.5% of their listed price).

The market is not dead but to be successful selling your property or buying a property requires a realistic market understanding and an aggressive market strategy.

Sellers - Price and condition are paramount.  To get your home sold in this market, you need to be priced below your competition and have a better product.  Your house needs to show like a dream and be priced to get a Buyers attention.

Buyers - There is substantial opportunity out there for you.  This may be the single best opportunity in your lifetime with the combination of prices being where they are, the number of properties to choose from, and mortgage rates being at historical lows. 

Investors- There are more opportunities out there for you since it is harder for buyers to get loans and there are more motivated sellers.
